Geoffrey M. White

Senior Associate

Mr. White's practice is focused on representing lenders, loan servicers, owners, investors, developers and managers in the workout, servicing, financing, purchase, sale, development and management of commercial real estate properties.  He also advises clients on green/sustainability issues arising in relation to real estate and construction matters.

Mr. White has represented special servicers, life insurance companies and FHA-insured lenders in connection with a multitude of servicing related matters for both distressed and performing properties.  Mr. White has represented lenders in closings of more than $1 billion in loans in forty states. These loans have been for the new construction, purchase or refinancing of retail shopping centers, hotels, apartment complexes, industrial properties, senior housing projects, nursing homes, assisted living facilities and board and care facilities and involved various structures, including, but not limited to condominium regimes, planned unit developments, ground leases, master leases, cross-collateralizations, mezzanine financing, partial defeasance, low income housing tax credits and historic tax credits. 

Mr. White has also been accredited a Leadership in Energy and Environmental Design (LEED) Green Associate™ by the U.S. Green Building Counsel (USGBC™).

Mr. White graduated cum laude from the University of Michigan Law School in 2003 and magna cum laude from Mary Washington College in 2000 where he double majored in history and political science.

Mr. White is very active in the community. He is a member of the Board of Directors and the President of the Young Professionals Association of Louisville, where he helps to connect and engage metro Louisville's young professionals through community, professional and social opportunities. He is a member of the Board of Directors of both Greater Louisville Inc. (GLI) and the Leadership Louisville Center.  He is also on the Board of Directors of the Louisville Energy Alliance, which has partnered with Energy Star to implement The Louisville Kilowatt Crackdown.  He is a founding member of the Governing Directors of The Crossing Generations Society, the young leaders committee of the Louisville Chapter of the American Red Cross.  He has also volunteered for Habitat for Humanity, Brightside and the Special Olympics.

Experience

Some of Mr. White's recent work include:
 
Assisted life insurance company lender in multi-tiered loan modification for a retail property with mortgage and mezzanine loans totaling $25.7 million following bankruptcy of two national tenants in order to introduce two replacement national tenants to anchor the project.

Represented CMBS special servicer in closing a deed in lieu of foreclosure transaction of a full service hotel property in Louisville, Kentucky.
 
Led team of attorneys in assisting life insurance company client close a complicated loan assumption transaction three business days after execution of term sheet.
 
Represented client in short sale purchase of a multi-million dollar property and subsequent successful appeal of the property tax assessment, which resulted in an approximate 35% reduction in tax liability.
 
Assisted REIT client in connection with the closing of a $17 million FHA-insured loan for an apartment project out of the Louisville, Kentucky HUD office.

Represented life insurance company lender closing a two-tiered $150 million portfolio of cross-collateralized loans secured by seven properties located in six different states, including one single tenant property that achieved LEED Gold certification for commercial interiors.

Assist in representing general contractor client in preparing construction documents for a project seeking LEED certification by the U.S.G.B.C.

Mr. White frequently presents seminars on legal issues impacting the real estate industry. He has made continuing education presentations for lawyers, realtors, engineers, architects and accountants for the following organizations: the International Council of Shopping Centers (ICSC), the Building Owners and Managers Association (BOMA), the American Institute of Architects (AIA), the U.S. Green Building Council (USGBC), the Construction Specifications Institute (CSI), the American Concrete Institute (ACI), Health Enterprises Network, Lorman Education Services and the National Business Institute. He has recently discussed real estate finance, green building liability, lender liability, green leasing and ethics in real estate transactions.
