Sandra L. Nunn
Sandra is an attorney in the commercial transactions and real estate department. She concentrates her practice in the area of commercial real estate transactions where she represents a wide array of clients including investors, banks, developers, landlords, tenants, governmental agencies, and others in connection with acquisition, sale, financing, development, construction, leasing and other matters involving real property. She also has experience with condominiums and planned unit developments, parcel consolidations and lot splits, easements, and mechanics’ liens. Prior to law school, she worked for a developer in the commercial real estate industry for 10 years.
Experience
Rezoning of over 200 acres of residential land to accommodate expansion of a landfill.
Coordination of documentation, title and survey matters, cross-easements, ground lessee and lender consents, and zoning approvals in connection with remediation, demolition, and redevelopment of 17-acre hospital campus partially financed through Ohio Department of Development's Clean Ohio Revitalization Fund and Brownfield Cleanup Revolving Loan Fund.
$75 million sale of a multi-tenant industrial park, $10 million acquisition of a manufacturing facility, and numerous smaller sale, acquisition, sale/leaseback, and build-to-suit transactions of office, medical office, and other commercial properties.
Sale of part of a pharmaceutical manufacturing facility (two separate transactions of $8.9 million and $9.3 million); charitable donation of part of same facility for biomedical research.
Creation of homeowner associations and preparation of covenants, conditions, easements, restrictions and related documentation for over 1,000 new and conversion units, towne homes, and building lots in multiple condominium and planned unit development projects in two states.
Acquisition of 10 miles of railroad right-of-way for regional transit authority, preparation of leases, easements, license agreements, rights-of-entry and other real-estate documentation in connection with the right-of-way.
Multiple office/call center leases ranging from 30,000 to 60,000 square feet involving build-to-suit and conversion of existing retail space, and numerous office, medical office, and retail lease transactions.
$10 million bank financing for intercompany sale, acquisition, and option of undeveloped residential land in five states; $18.4 million bank financing for intercompany sale, acquisition, and leasing of model homes in five states.
$5.8 million acquisition of two Walgreens drug stores.
Multiple land development bank loans and builder lines of credit ranging from $500,000 to $3 million.
